OUR PROCESS

ABOUT KINCAID'S PROCESS

We are proud to be the people who will actually lay the foundations and build your home. 

​

In the B2B space in which we sit, there are companies masquerading as builders who are actually aggregators or middle men between the builder and the client. 

​

Kincaid are the builders who enter into the build contract with the client (the homeowner). This is a commitment we are honoured to make, and one we take very seriously. 

​

Because we are B2B, our clients (the homeowners) are introduced to us by agents, who are also known as our channel partners.

​

Once the introduction has taken place, our relationship with the client develops as they move through their land settlement process, formal finance approval and then site start. 

​

Below is an outline of our process to help our channel partners, agents and our end user clients better understand our build process, and commitment to our client’s experience whilst they are building with us. 

Kincaid Constructions buying & building process

LAND ACQUISITION - LOCATION, LOCATION, LOCATION

Kincaid are proud of their land acquisition team, who are dedicated to sourcing and acquiring blocks of land in Melbourne’s growth corridors for our clients. These lots are handpicked in high performing areas, and we pair them with house designs that will yield the best long term return possible for our clients.

DESIRABLE INCLUSIONS

Every Kincaid home automatically includes specifically chosen design elements that when combined create a comfortable home that is highly rentable.

Our inclusion list is easy to read, with no smoke and mirrors, you can add or delete items as you wish, with pricing confirmed accordingly.

PRICING TO SUIT CLIENT BUDGET

Every time we pair a home with our exclusive land, or our client’s own land, we price it with a fixed price – guaranteed.

As the client budget is key to creating the best fit investment for them, we carefully work through this process with you until we receive notification that the budget requirements have been met, clients have signed off, and are ready to proceed.

EXPRESSIONS OF INTEREST & INITIAL DEPOSITS

When your clients have chosen their building package, an Expression of Interest or E.O.I is submitted to us.

From this E.O.I we order and coordinate the delivery of the land and build contracts for the client and their conveyancer.

SITE CHECK

If you have already purchased your block, or if settlement is some time away, we are proud to offer you a fixed price building contract. 

 

Our site check will determine which of our house designs are suitable for the block, and whether these designs will meet the client’s requirements from the aspect of design and functionality.

CONTRACT SIGNING

Both the MBA Build Contract, and the land contract will be signed and exchanged via the DocuSign platform.

START

PAYING 5% BUILD DEPOSIT

When the MBA Build Contract is exchanged, we will provide a 5% build deposit invoice which must be paid within 7 days.

Give the receipt of this payment to the finance broker or finance provider as proof the deposit has been paid.

SITE START

This is marked by a temporary site fence being installed around the perimeter of your block, as we prepare to make the first site scrape. 

BUILDING PERMIT

We receive the Building Permit, and provide a copy of the final working drawings, the building permit, and a time frame for us to make a site start. 

UNCONDITIONAL FINANCE APPROVAL & LAND SETTLEMENT

Provide us with the unconditional finance approval to settle the land and proceed with the pre- site administration of the build.

BASE

Laying the pipes for drainage, pouring the slab - these foundations have been specifically engineered for this home, in this exact location.

FRAME

A timber frame is erected in preparation to install the walls, windows and roofing.

LOCK UP

With external walls, cladding, roof coverings and windows the exterior of your new home is locked up tight and protected.

FIXING

The flooring is laid complete with skirts and architraves, kitchen and bathroom cabinets are installed, and internal doors and windows are hung. 

PRACTICAL COMPLETION / FINAL

The house is practically complete, and ready for the Certificate of Occupancy to be issued. 

CONGRATULATIONS ON HAND OVER! 

On a pre-arrange a date with you, we will install appliances, finalise landscaping and proudly hand over the keys to your new home. 

3 MONTH WARRANTY INSPECTION

We will visit in 3 months for the post handover warranty check.

  • LAND ACQUISITION - LOCATION, LOCATION, LOCATION
    As builders who are committed to our clients achieving growth, financial success, and freedom through their property, whether they live in it, or receive rental income from it, we know this starts with location. Kincaid are proud of their land acquisition team who are dedicated to sourcing and acquiring blocks of land in Melbourne’s growth corridors for our clients. These lots are hand picked in high performing areas, and we pair them with house designs that will yield the best long term return possible for our clients. This end to end service is available to all our channel partners, property agents and their clients. If you choose this service, we will coordinate the signing of the land and build contracts for you, and mentor you hand in hand from your initial deposit through to the final signatures on your land and build contracts.
  • SITE CHECK
    If you have already purchased your block, or if settlement is some time away, we are proud to offer you a fixed price building contract. Kincaid will evaluate your block using the official and most up-to-date land information available from the land developer. From this evaluation, we will confirm if the block conditions are favourable for us to build. Our site check will determine which of our house designs are suitable for the block, and whether these designs will meet the client’s requirements from the aspect of design and functionality. Once the client has chosen their home design, we ensure this design complies with both the estate design guidelines, local council and Victorian building code regulations.
  • DESIRABLE INCLUSIONS
    Every Kincaid home automatically includes specifically chosen design elements that when combined create a comfortable home that is highly rentable. From our luxurious Caesar Stone, 900 mm stainless steel appliances, to overhead rain head showers and contemporary timber look laminate floorboards, all classic elements have been chosen for their individual beauty, and ability to withstand the wear and tear of daily living. Our inclusion list is easy to read, with no smoke and mirrors. Clients are able to choose any additions or changes to their inclusions, and Kincaid will provide pricing for each additional item. Each home is delivered as a full turn key home. Simply put, this means you or your tenants can move right in, with nothing more to do. (Including full fencing, landscaping, driveway and garden paths, a washing line and letterbox.)
  • PRICING TO SUIT CLIENT BUDGET
    Every time we pair a home with our exclusive land, or our client’s own land, we price it with a fixed price – guaranteed. When any of our inclusions are changed by either adding or deleting items, the price will change. As the client budget is key to creating the best fit investment for them, we carefully work through this process with you until we receive notification that the budget requirements have been met, clients have signed off, and are ready to proceed. Another way to meet budget expectations is through offering multiple home designs for clients to choose from. There are differing styles with changed configurations that will fit onto any block. From single to double storey homes, three to four bedrooms, single or double car garages. By siting and pricing various home styles onto any block, we can provide you with a number of options that will help to meet differing budget requirements. This is part of the fully customised service we are proud to offer to our channel partners, selling agents and their clients.
  • EXPRESSIONS OF INTEREST & INITIAL DEPOSITS
    When your clients have approved their house plan, inclusions and the build price, the next step is to submit an EOI - Expression of Interest - to us. The EOI will contain the full client details, along with their ID either passport or licence and is used to prepare the MBA Build Contract, and order the land contract from the vendor. The client will need to make their initial land reservation deposit to the vendor trust fund that will be provided. Receipts must be provided to us in order for the land contracts to be released.
  • CONTRACT SIGNING
    All our MBA Build Contracts, and land contracts are sent to you, your clients and their conveyancers via DocuSign. Contracts must be signed within 7 days. Both the MBA Build Contract, and the land contract will be exchanged via the DocuSign platform.
  • PAYING 5% BUILD DEPOSIT
    When the MBA Build Contract is exchanged, we will provide a 5% build deposit invoice which must be paid within 7 days. A receipt of payment will be provided, and this is to be given to the finance broker or finance provider as proof the deposit has been paid.
  • UNCONDITIONAL FINANCE APPROVAL & LAND SETTLEMENT
    Unconditional finance approval for land settlement and construction is secured prior to, and in preparation for land settlement. Once the land has been settled, provide us with the confirmation of settlement letter written by the conveyancer.
  • BUILDING PERMIT
    The unconditional finance approval and land settlement confirmation letter are key to submitting the building permit application. At this stage, we have already received an energy rating and engineering report developer and council approval for the home. From the time we lodge, the building permit could take anywhere from 7 - 14 business days to be returned. We receive the Building Permit, and provide a copy of the final working drawings, the permit, and a time frame for us to make a site start.
  • SITE START
    This is marked by a temporary site fence being installed around the perimeter of the block. As we complete the next 5 stages of construction, invoices will be be issued for payment of the relevant stage just completed. If borrowing for construction, forward these to the lender, who will release the funds directly to us.
  • BASE
    Laying the pipes for drainage, pouring the slab - these foundations have been specifically engineered for this home, in this exact location. The Base Stage invoice will be 10% of the total construction amount.
  • FRAME
    A timber frame is erected in preparation to install the walls, windows and roofing. The Frame Stage invoice will be 15% of the total construction amount.
  • LOCK UP
    This is lock up - It's secure, dry, and really beginning to look like a house. With external walls, cladding, roof coverings and windows the exterior of your new home is locked up tight and protected. The Lock Up Stage invoice will be 35% of the total construction amount.
  • FIXING
    Fix stage is one step away from your new home being complete. The flooring is laid complete with skirts and architraves, kitchen and bathroom cabinets are installed, and internal doors are hung. The Fixing Stage invoice will be 25% of the total construction amount.
  • PRACTICAL COMPLETION / FINAL
    You can now book the walk through and final inspection with our Site Supervisors. The home is practically complete, and ready for the Certificate of Occupancy to be issued. The Final Stage invoice will be 10 % of the total construction amount.
  • CONGRATULATIONS ON HAND OVER!
    Congratulations, the new home is waiting for you: all the hard work has been done, and it's ready to move in, or to begin making rental income. On a pre-arrange a date, we will install appliances, finalise landscaping and proudly hand over the keys to the new home.
  • 3 MONTH WARRANTY INSPECTION
    We look forward to seeing you again at your 3 month post handover inspection. Here we check that everything continues to work smoothly as it is supposed to, and attend to any minor maintenance that falls under warranty.
